In a consumer market where convenience reigns supreme, the concept of one-stop 
shopping has gained momentum in a variety of industries.  It's no wonder, then that
approximately one year into its existence, the Core Services program, offered by 
Keller Williams Realty International (KWRI), is a big hit among market centers.  More
than 180 Keller Williams Realty market centers have forged some kind of joint venture 
or shared marketing agreement business arrangement with a mortgage company, with 
dozens more participating in relationships with title or home warranty companies.
Taking  the real estate business one step further, the Core Services program recognizes
that real estate agents can do much more for their clients than simply execute and close
a contract.

Core Services President David Osborn likens the one-stop shopping experience in real
estate to what already happens in the car buying industry.  Consumers in the market 
for autos have come to expect immediate access to insurance plans, financing options, 
and tax and title processing when they step into a car dealership.
"Instead of separate contracts converging into one transaction, alliances with strong 
nationwide providers bring all the ancillary services to one point of contact ,"Osborn
says "From the initial lead to the loan application to the contract closing, a seamless, 
reliable service is provided to the customer with delivery guarantees and possibly at a 
cost savings."

Osborn points out that participating in the Core Services program also generates greater
profit sharing to Keller Williams Realty market centers. Cunningham notes that the 
income generated from working with a recommended Core Services company can easily
equal the profits generated by the real estate transaction. Cunningham says that because
of the cross ownershp of the market center and the mortgage company, he puts a 
percentage of the Core Services profits back into the market center and that money
increases the profit share for his agents.
Providing more than convenience, a Core Services alliance means market centers can
provide a greater level of service to the consumer and help ensure reliable closings for 
agents. Because the transaction happens under one roof, if there are any bumps in the 
road, close proximity between the agents and the lenders make for fast resolutions.
Osborn adds, "In  the future, providing a family of services to the consumer will be
standards practice for companies industry wide. The aim for Keller Williams is to
become the industry leader by developing best practices that honor our culture, and take

Mortgage Services Unlimited
Mortgage Services Unlimited (MSU) was founded in 1994, in El Paso, TX, and its original
focus was to provide mortgage services for a local real estate office in El Paso. MSU, Inc.
began as a mortgage broker doing business with two or three main lenders, closing only
conventional loans, with one loan officer and one set up person. We closed our first loans
in September of 1994. 
MSU, Inc. continued to grow, and in 1995 became approved to originate VA loans.
Throughout 1995, MSU, Inc. operated as a conventional and VA lender until our growth
dictated the need for FHA approval. MSU, Inc. gained FHA approval late in 1996 and since
that time has seen tremendous growth, almost doubling our volume. In 1997, we had the
opportunity to expand outside the El Paso, Tx, market when we moved our main office to 
Dallas, TX.
Today, MSU, Inc. is focused on loan origination in the Dallas Metroplex. We have
